If your renovation does not increase the value of your home by the money spent or more, then DON’T DO IT.
You should however spend some money to tidy up the rough edges but keep it simple and basic. Freshen up paint such as front door, repair the obvious. Make it a monetary decision and lots of elbow grease. Tidy gardens, front fence and entry. Inside I suggest some soft furnishings such as cushions, mats or kitchen knick knacks. These items are not included in the sale. Also declutter the rooms by boxing items into storage. Less clutter gives the appearance of more space.
Once you start major renovations then there is no end to it. The new work often makes what is not renovated appear worse.
In today's slow market a cheaper price offered for sale will be a better advantage than expensive good looks.
